It's like, "why can't I drop by whenever I want, it's my apartment!" No, it's rented to me, I live there, you need to give me notice before you come over. I'm not some buddy of yours crashing on your couch for a year. I've never had a management company barge into my apartment without notice or demand that I move out because their fiancee broke up with them and they are now homeless. However, private owners are more likely to not understand it as a very defined business relationship with certain expectations. And laws that govern those expectations, like "reasonable notice" and deadlines for things like CRPs and deposit return. We were ready to sign when they said "oh by the way, the association charges a $500 moving fee." - yes, that was right, a 500 dollar charge (not deposit, we checked) to move in or move out. We would both have to pay, and presumably I would have to pay when I eventually moved out too. On top of the damage deposit. We were like "oh, yeah, no thank you" and all of a sudden there was no fee! they would pay the fee! (it was only two, so not a big sampe size, admittedly). Coming into my apartment without asking, refusing to fix things, expecting me to arrange and pay for repairs myself (and "get reimbursed" later if they decide the price I obtained was reasonable), demanding to move back in because of their own personal lives, of course refusing to give back my deposit when I move out, bullying, threatening, insanity all around.
